Guaranteed rent service

SDM Property also provides a guaranteed rent service for landlords, we take on all minor maintenance at our own expense and the day to day responsibilities of the property. This is a stress-free solution, ensuring that we do all the work. We let out the rooms to professional tenants who go through the same comprehensive referencing process. There are NO FEES to pay at the start, during or after this agreement. We can provide guaranteed rent for up to 7 years, included in this service:

  • Market the property on all major property portals and the SDM website.
  • Accompanied viewings.
  • Thorough and comprehensive referencing of potential tenants.
  • Draw up all legal documents and tenancy agreements.
  • Personal check in at the property.
  • Switching over utilities and council tax (we will be taking responsibility of these costs) 
  • Providing the Landlord a fixed guaranteed rent each month.
  • SDM Property provides monthly statements of all income and expenditure.
  • We Provide floor plans, professional photography and crafted descriptions for all properties.
  • All minor repairs and maintenance arranged and paid for by us.
  • Providing the legal documents ensuring that the property stays complaint with relevant legalization (e.g Landlord gas safety record).
  • Re-letting of the property.

Full Management

  • Market the property on all major property portals and the SDM website.
  • Accompanied Viewings.
  • Thorough and comprehensive referencing of potential tenants.
  • Draw up all legal documents and tenancy agreements.
  • Personal check in at the property.
  • Switching over utilities and council tax.
  • Receiving and Processing the monthly rent payments. Also chasing late payments when required.
  • SDM Property provides monthly statements of all income and expenditure.
  • We provide floor plans, professional photography and crafted descriptions for all properties.
  • All repairs and maintenance arrangements handled.
  • Providing the legal documents ensuring that the property stays compliant with relevant legalisation (e.g Landlord gas safety record).
  • Re-letting of the property.

Full Management Fees:

7% per month deducted from received rent, plus a startup fee of £275.

Let and rent collection fees:

6% per month deducted from received rent, plus a startup fee of £225.

  • Receiving and processing first months rent.
  • Providing the first months income statement.

Tenant find only fees:

6 month let- £400.

12 month let- £500.

HMO properties £650.
