We recommend getting your boiler serviced at least once a year, to ensure efficient, safe and reliable running. Some boiler models include a warranty that requires annual servicing by a Gas Safe technician to keep the guarantee valid.

To ensure tenant safety, all gas appliances, fittings, chimneys and flues need to undergo an annual gas safety check. By law, this can only be performed by a qualified Gas Safe registered engineer.

A Landlord Gas Safety Record will then be provided to the landlord, with details of all the checks that were carried out. A copy must then be provided to any tenants.

Boiler services can be carried out at any time of the year, but it is not wise to leave it until late Autumn or Winter, when the boiler is really needed.

Booking a service in Spring or Summer is the best choice, as heating engineers will have better availability, with less callouts and breakdowns to deal with.

Also there is the peace-of-mind aspect of knowing your boiler is in peak condition when the cold weather finally arrives!

When fitted professionally, boilers should last at least 10-15 years, with many lasting 20 years or more when maintained and serviced regularly.

However older boilers often have harder-to-find parts and aren’t as efficient as newer, more advanced models, so a replacement is often recommended at this point.
